Pre-Sale or Listing Inspection

 

 

 

 

 

 

 

 

 

One of the best practices prior to listing your home for sale is to obtain an assessment of the current condition of your home.  The home inspector will walk the home with you and point out deficiencies that need attention.  Just like that of a Home Inspection, the major systems listed below are addressed, however at the end there is no report.  Notes are taken by the Home owner to address the conditions on their terms.

Plumbing

Electrical

Heating

Air Conditioning

Interiors

Insulation and Ventilation

Fireplaces and burning Appliances

 

As with the Home inspection, this is a visual inspection of these systems and is completed within a set time frame of approximately 2 hours. The inspection is non-exhaustive.  Deficiencies found are strictly held in confidence between the Home Inspector and the Client and the information provided is strictly to address the deficiencies to improve the condition of the home prior to sale.  This is a great way to avoid concessions during the real estate transaction or to know what concessions may have to be addressed and possibly reduce the cost of those concessions.  Having this knowledge requires full disclosure to the Realtor and prospective purchasers of the property.

Pre-Purchase Home Inspection

 

 

 

 

 

 

 

 

 

One of the major steps in purchasing a new home  is to assess the overall condition of the home.  This is achieved by visually inspecting the various systems that your home can be divided into which are detailed in the ASHI (American Society of Home Inspectors) and the New Jersey Standards of Practice for home inspectors detailed in Code 13:40 -15.16.

 

These systems are:

 

Structural Components

Exterior

Roofing

Plumbing

Electrical

Heating

Air Conditioning

Interiors

Insulation and Ventilation

Fireplaces and burning Appliances

 

 

The visual inspection of these systems is completed within a set time frame of approximately 2 - 3 hours and is non-exhaustive.  Potential safety hazards or areas of concern are indicated to the client as they follow accompany the inspector through the Home.  The home inspector will answer questions and point out areas that need attention, how appliances and systems work and operate in your home as the inspection is completed.  The inspection and report show the conditions in the home on that day only. The conditions listed in the report can change as soon as the inspector leaves the property due to natural conditions or home owner intervention.  The deficiencies that are found are then detailed in a report generated by the Home Inspector for the Client.  These details are strictly confidential are to be kept in confidence between the Home Inspector, Client and the Clients Attorney.

 

Home inspections start at $375.00 for a home 2000 Sq / Ft or less.

 

 

 

Mold and Indoor Air Quality Assessment

 

 

 

 

 

 

 

 

 

Mold Spores, Allergens and VOC's (Volatile Organic Compounds)  are all around us in the air we breath.  All of these can cause damage to your home and your health.  Mold feeds off moist cellulose based material such as paper and wood and grows as long as there is a food source fro them.  Homes are constructed from the perfect source to drive these microbes to grow.

 

A mold or IAQ Assessment can be combined with a home inspection or can take place as a stand alone service. I can investigate your problem and  can pinpoint areas that need to be addressed or  remedied by an licensed outside independent remediation service.

 

Additionally, an assessment of the quality of air (testing surfaces like carpet, walls and sampling air) can determine the presence of allergens such as dust, dander, pollen, VOC's (Volatile Organic Compounds), their concentrations and impact on the occupants of the home or property.

 

We can preform a Mold or IAQ Assessment on any kind of property, Residential or Commercial.

 

 

Mold and Air Quality Assessments start at $350 per room  and includes some or all of the following sample types or samples: Air Trap Samples - Control and two Interior room Samples, Tape Lift, Swab(s) and 1 Interior wall sample or compromised wall and carpet sample within that room.
